Parking Deck Drainage Systems in New Jersey
Deck drainage system design, drain installation, slope correction, and waterproofing for new and existing parking structures across NJ.
Water Has to Go Somewhere — Make Sure It's the Drain
A parking deck collects an enormous amount of water — rain, snowmelt, and salt-laden slush off hundreds of vehicles. Without a properly designed drainage system, that water ponds, soaks into the concrete, and leaks through to the levels below. In NJ’s freeze-thaw winters, standing water is what destroys a parking structure fastest. Adriatic Restoration has been designing and installing parking deck drainage systems across New Jersey since 1982.

Three Steps to a Parking Deck That Drains Right
Step 1: Map Where the Water Goes
We study how water actually moves across your deck — where it ponds, where it should drain, and where it's currently leaking through. Combined with a look at the existing drains, slopes, and joints, this tells us exactly what your structure needs. You get a written scope with exact pricing, no guesswork.
Step 2: Fix the Slope and the Drains
Drainage only works if water can reach the drains. We re-pitch low spots that pond, rehabilitate or replace failed and undersized drains, and repair the concrete and joints around them so the whole system carries water where it's supposed to go — off the deck and away from the structure.
Step 3: Waterproof and Tie It All Together
A drainage system and a waterproofing system have to work as one. We apply the traffic-bearing coating, detail every drain, joint, and edge so water is channeled cleanly into the drains, then test the flow and walk the finished deck with you before closeout.
Parking Structures We Drain and Waterproof Across New Jersey
Multi-Level Parking Garages: Standalone and attached garages where every level’s drainage protects the levels below. We handle full systems on new and aging structures alike.
Apartment and Condo Parking Decks: Resident parking under or beside occupied space, coordinated with property managers and boards and phased to keep parking available through the work.
Commercial and Office Garages: Employee and customer parking where downtime and leaks cost money — scheduled around peak hours to keep the structure in use.
Retail and Mixed-Use Structures: Shared parking serving stores, restaurants, and residences, where drainage failures affect multiple owners and tenants at once.
Municipal and Institutional Garages: Large public parking structures with heavy turnover and tight budgets, where reliable drainage extends the structure’s service life.
What Bad Drainage Does to a Parking Structure
Ponding water never stops working. Standing water sits on the deck long after the storm, soaking into the concrete and the coating around the clock. It’s the single biggest cause of premature parking deck failure in NJ — and it’s almost always a drainage and slope problem.
Salt makes it far worse. Road salt rides in on every car all winter. When that salt-laden water ponds instead of draining, the chlorides drive deep into the concrete, attack the steel reinforcement, and accelerate spalling across the whole deck.
Bad drainage overloads the waterproofing. Even a good coating can’t survive water sitting on it constantly. Drainage is what keeps water moving so the waterproofing only has to handle passing water — not a permanent pond.
Undersized or clogged drains back everything up. Drains that are too few, too small, or clogged turn the deck into a basin during heavy rain. Water finds the joints and cracks long before it finds the drain.
It all flows to the level below. Every drainage failure on a deck eventually shows up as a leak, a stain, or corrosion on the level underneath — damaging cars, finishes, and the structure itself. Good drainage protects far more than the deck surface.

Parking Deck Drainage Designed and Installed by One Team
Drainage and waterproofing fail when they’re treated as two separate jobs by two separate contractors. Adriatic Restoration has been designing and installing parking deck drainage across New Jersey since 1982 — we engineer the drainage, correct the slope, repair the concrete, and install the waterproofing as one integrated system. Licensed, insured, and experienced on parking structures of every size.
That single-team approach is why our parking decks actually shed water instead of holding it. Anything the work uncovers — failed joints, spalled concrete, corroded rebar — gets handled under one contract. For the full building envelope, see our complete Waterproofing services.
That masonry-first approach is exactly why our brick waterproofing lasts. And because the same crew handles the repointing and brick repair, the whole job runs under one contract with no second contractor. For the full building envelope, see our complete Waterproofing services.
Frequently Asked Questions
Why does water pond on my parking deck?
Usually because the slope is wrong or the drains are undersized, clogged, or failing. We diagnose the cause and correct the slope and drainage together.
Is drainage really that important on a parking deck?
Yes — ponding water is the top cause of parking deck deterioration in NJ, especially with road salt. Good drainage protects the whole structure.
Can you fix drainage on an existing parking garage?
Absolutely — we re-pitch slopes, rehabilitate or replace drains, and add capacity on existing structures, not just new construction.
Do drainage and waterproofing have to be done together?
For best results, yes — they work as one system. Waterproofing alone can’t survive water that has nowhere to drain.
How do I know my drains need attention?
Slow-draining or ponding areas, water leaking to the level below, and visible corrosion or staining near drains are all signs.
